Vineyards, gardens, and olive groves are fields that are categorized outside of the Development Zone. Special-purpose small structures can be built on undeveloped lands such as vineyards, gardens, and olive groves, only if certain conditions are met. The necessary conditions for this can be listed as follows:
1) The structure to be built should not exceed 5% of the entire land. For example, the building to be built on a field of 3000 square meters should not exceed 150 square meters. The point to be considered here is this: The house built must be for residential purposes only.
2) The building to be built should not exceed 250 square meters. No matter how large the land is, the building to be built can be a maximum of 250 square meters, even if it does not exceed 5% of the entire land.
3) The land must have frontage to a road, that is, a road must pass on at least one side of the land, and the land must have a road frontage of at least 25 meters.
4) The building to be built should be 5 meters from the end of the parcel and 10 meters from the road.
5) The building to be built must have a maximum of two floors and a height of 6.50 meters. Due to the slope of the land, a maximum of 1 floor can be climbed.
6) To obtain the necessary permits, you must go to the municipality where the land is located and obtain all documents related to the land.
If the land is not within the Village residential area;
· TAKS: 5% (Floor Area Coefficient - Parcel of a building, The ratio of the construction area covered at the base to the parcel area.)
· Maximum construction area is 250 m2.
· H: 6.50 m. (Height)
· The parcel must have frontage to the Cadastral Road.
· If the parcel is very large and subdivision is necessary for various reasons, each parcel to be obtained after subdivision cannot be smaller than 5000 m2 (This 10.000 m2 for Foreigners). These parcels must be at least 25 m away from an existing road, which is on the land registry or land registry map, after the subdivision. It is mandatory to have a front.
· To obtain zoning status, it is necessary to apply to the Directorate of Public Works and Settlement with the title deed or a document that replaces the title deed and the Roperli sketch. It is possible to obtain a license by applying to the Directorate of Public Works and Settlement with the project to be prepared in line with the zoning status to be obtained. When the land is outside the village settlement area, it is not possible to get permission from the headman.
Not Every Field May Have the Same Conditions for Construction.
Fields are divided into qualities in planning, such as other agricultural land, covered agricultural land, absolute agricultural land, and planted agricultural land.
The division conditions specified in the soil protection law also include the construction feasibility conditions. Depending on the nature of the field, there are division conditions as 3 decares, 5 decares and 20 decares.
At the same time, these division conditions also specify the square meters of construction.
However, it should not be forgotten that such lands may not be suitable for construction according to the plans determined by the regional administration. It may be under regional protection by municipalities and relevant institutions.
